SENIOR QUANTITY SURVEYOR – INTERIOR FIT-OUT

Location: Muscat, Oman
Salary Package: Starting from OMR 800+, depending on experience and competency

Position Overview

We are looking for a highly competent and experienced Senior Quantity Surveyor with strong expertise in Interior Fit-Out projects.

The ideal candidate must have proven hands-on experience in the commercial and cost management of interior fit-out projects, with strong technical knowledge of MEP, HVAC, Joinery, Carpentry, Wooden Works, and other interior finishing works.

The successful candidate will be responsible for managing the complete quantity surveying function, from estimation and BOQ preparation through tendering, procurement, cost control, contract administration, variations, and final accounts.

Key Responsibilities

1. Cost Estimation & BOQ Preparation

* Prepare detailed Bills of Quantities (BOQ) for civil, architectural, interior, MEP, HVAC, joinery, and wooden works.
* Conduct accurate quantity take-offs from drawings, specifications, and project documents.
* Prepare detailed cost estimates covering materials, labour, subcontractors, suppliers, and specialist works.
* Develop and continuously update project cost plans throughout the project lifecycle.
* Analyze project requirements and identify potential cost and commercial risks.

2. Joinery, Carpentry & Wooden Works

* Price and evaluate custom joinery, carpentry, wooden works, bespoke furniture, and specialist interior elements.
* Review drawings and specifications to ensure accurate measurement and pricing.
* Coordinate with joinery subcontractors, manufacturers, and furniture suppliers.
* Evaluate material specifications, quantities, labour requirements, and production costs.
* Ensure pricing remains commercially competitive while maintaining the required design intent and quality standards.

3. MEP & HVAC Costing

* Prepare and review quantities and pricing for MEP and HVAC works within interior fit-out projects.
* Evaluate subcontractor and supplier quotations for MEP/HVAC packages.
* Review technical scopes and ensure all required works are included in commercial submissions.
* Coordinate with technical and project teams to identify scope gaps, variations, and additional works.

4. Tendering & Procurement Support

* Prepare tender documents, BOQs, and commercial comparison sheets.
* Obtain, review, analyze, and compare subcontractor and supplier quotations.
* Assist the procurement team with commercial negotiations and cost comparisons.
* Ensure subcontractor and supplier pricing aligns with approved project budgets.
* Recommend suitable subcontractors and suppliers based on cost, scope, quality, and commercial terms.

5. Contract Administration

* Prepare, review, and manage subcontractor and supplier contracts.
* Monitor contractual obligations, payment terms, and commercial conditions.
* Manage variations, claims, change orders, and additional works.
* Ensure all commercial activities comply with agreed contractual terms and conditions.
* Maintain proper documentation for contractual and commercial matters.

6. Cost Control & Commercial Management

* Monitor actual project expenditure against approved budgets.
* Prepare regular cost reports, forecasts, and financial updates for management.
* Track commitments, subcontractor costs, material costs, and project expenditure.
* Identify potential cost overruns and commercial risks at an early stage.
* Recommend corrective measures and cost-saving opportunities.
* Maintain accurate commercial records throughout project execution.

7. Project Coordination

* Work closely with Project Managers, Engineers, Designers, Procurement, Site Teams, and Finance.
* Attend client, consultant, subcontractor, and site meetings when required.
* Provide professional commercial and cost-related advice to the project team.
* Support project managers with financial planning, procurement decisions, and commercial evaluations.
* Ensure quantities and commercial information are aligned with the latest drawings and project requirements.

8. Variations, Valuations & Final Accounts

* Measure and evaluate completed works and prepare interim valuations.
* Prepare and submit variation claims and additional-work valuations.
* Verify subcontractor measurements and payment applications.
* Track all approved and pending variations.
* Prepare, negotiate, and finalize project final accounts.
* Ensure all commercial settlements are properly documented and closed.

Interior Fit-Out Expertise

The candidate should have strong practical knowledge of costing, measurement, and commercial management for:

* Interior architectural works
* Civil works
* MEP works
* HVAC works
* Joinery and carpentry
* Wooden works
* Bespoke furniture
* Partitions and drywall
* False ceilings
* Flooring and wall finishes
* Painting and decorative finishes
* Doors and ironmongery
* Glass and aluminium works
* Kitchen and bathroom fit-outs
* Electrical and lighting works
* Plumbing works
* FF&E and specialist interior works

Qualifications & Skills

* Bachelor’s Degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
* Minimum 10 years of relevant experience in Quantity Surveying.
* Strong and proven experience in Interior Fit-Out QS is mandatory.
* Gulf experience is highly preferred.
* Strong technical knowledge of MEP, HVAC, Joinery, Carpentry, and Wooden Works pricing.
* Excellent knowledge of BOQ preparation, quantity take-off, estimation, costing, valuations, variations, and final accounts.
* Proficiency in AutoCAD, MS Excel, CostX, or other relevant estimation/QS software.
* Good understanding of contracts and commercial procedures.
* Knowledge of FIDIC contracts will be an advantage.
* Strong numerical, analytical, negotiation, and problem-solving abilities.
* Excellent communication and reporting skills.
