JOB DESCRIPTION – QUANTITY SURVEYOR & COMMERCIAL MANAGER

Location: Muscat, Sultanate of Oman

Position Overview

We are looking for an experienced Quantity Surveyor & Commercial Manager to manage the complete commercial and cost-control function from tender stage through project execution, variations, billing and final account closure.

The candidate will be responsible for protecting project profitability, controlling budgets, managing commercial risks and ensuring all additional works and variations are properly captured and recovered.

Key Responsibilities

* Prepare BOQs, quantity take-offs, estimates and rate analysis.
* Review drawings, specifications, tender documents and project scopes.
* Prepare and maintain project budgets, cost reports and cost-to-complete forecasts.
* Monitor contract value, actual cost, committed cost, variations and project margins.
* Review and commercially evaluate supplier and subcontractor quotations.
* Manage subcontractor valuations, claims, variations and final accounts.
* Prepare client valuations, progress billing and commercial supporting documents.
* Identify, price, submit and follow up on project variations.
* Maintain variation registers and proper supporting documentation.
* Review contracts and identify commercial risks related to payment terms, retention, EOT, variations, penalties and final accounts.
* Support project cash-flow forecasting and coordinate with Finance.
* Prepare monthly commercial dashboards and profitability reports.
* Ensure project costs remain within approved budgets.
* Lead project commercial close-out and final account settlement.

Required Qualifications & Experience

* Bachelor’s Degree in Quantity Surveying, Civil Engineering, Construction Management or related field.
* 10–12+ years of relevant experience, with strong experience in interior fit-out, Design & Build or contracting.
* Minimum 7 years of relevant fit-out / contracting experience preferred.
* Strong knowledge of civil, architectural, MEP, joinery, FF&E and interior fit-out works.
* Excellent knowledge of BOQs, estimation, cost control, contracts and commercial management.
* Strong experience in variation management, subcontractor commercial management and final accounts.
* Advanced Excel and commercial reporting skills.
* Experience with Odoo or ERP/project management systems is an advantage.
* RICS or equivalent professional qualification is an advantage.
